Condo for rent!

I’m relocating out of state later this summer (as early as late July, as late as early September) and need to find a tenant to move into my current home. I figured it never hurts to cast a wide net, so I thought I’d post some details online in the hopes of spreading the word.

The property is a condo in the M Street development, which is a series of condos along McDowell Street in the First Ward neighborhood, the northeast quadrant of Center City Charlotte. Most units in this complex are narrow three-story townhouses, but on each corner there’s a retail office space with a “flat” style apartment on the second and third floors.

Mine is one of the more traditional “flat” style apartments above a retail office space. There’s a bus stop right in front of my place, and a trolley (the free Uptown bus service) stop a few blocks down the road that goes straight over Trade Street. I have two reserved, assigned parking spaces dedicated for my (or my tenants’) use.

The home is 2 bedroom 2 bath, about 1200 square feet altogether under heating/air, and a balcony that’s approximately another 100 square feet that directly faces the skyline. (Gorgeous view, covered, great for socializing or having Sunday brunch or cocktails at sunset.)

The master bedroom is quite large, has a huge walk-in closet with organizers on the walls and built-in drawers, and a master bathroom with two sinks and a second dividing door between the portion of the bathroom with sinks/mirror/cabinets and the portion with the toilet and shower.

The second bedroom is somewhat offset from the living room and doesn’t have a full dividing wall or door. (So it’s a semi-private room.) In the four years I’ve lived here, I’ve used this as an actual bedroom, an office, a library, and now a lounge room. This second bedroom does have a closet, an attached full bathroom, and a sliding glass door exit to the balcony. (The living/dining room also has an exit to the balcony.)

There’s a laundry room next to the kitchen with a washer/dryer included, and a large shelving unit. There is also a coat closet next to the front door, which comes in especially handy in the winter.

The home has hardwood floors throughout except for the bathrooms (tile) and the master bedroom (carpet.) There’s a kitchen island with the sink, garbage disposal, and dishwasher. The dishwasher, refrigerator/freezer, and microwave are all built-in and stainless steel. The kitchen includes lots of cupboard/cabinet space and surfaces for preparing food.

I’m asking $1,200 a month in rent. If someone is potentially looking for a furnished apartment, I can definitely discuss leaving my furniture here for an increase in the monthly rent and then simply getting new stuff (hooray, IKEA!) for us after we relocate to our new place out of state. (It’ll make the move easier, certainly!)

Additional photos are available by request, and we can certainly arrange a showing if requested. Flexible on the move-in date and the upfront costs, though first month’s rent and security deposit are a definite must. Before sealing the deal, I’ll want references from the current landlord, along with proof of steady employment and ability to reliably pay $1,200 a month.
